Hammerhead’s Investment Strategy

Hammerhead Financial, Inc. provides short term funding to real estate investors for the purchase and rehabilitation of residential real estate. Many of these properties do not fit neatly into the boxes used by conventional lenders to make lending decisions. As part of its business model, Hammerhead has developed and refined a comprehensive evaluation and screening process to enhance the security and return of its loans. This due diligence strategy is at the heart of Hammerhead’s business and is critical to its current and ongoing success. Elements of this strategy include:

  • Sufficient equity in the underlying property
  • Acceptable borrower credit levels
  • Title insurance to protect Hammerhead’s position
  • Fire and liability insurance on the property
  • A tracking system to monitor senior liens

Investor’s Security

Additional Compensation Available

It is possible to become a “Founder,” for whom there is an additional compensation component – Founder’s Points. This is paid to qualifying investors in addition to the 10% annual interest they will receive on their individual contributions to the pool.

There are two kinds of Founders’ Points – Inflow & Outflow.

  1. Qualifications:
    1. minimum $250,000 investment
    2. minimum 1 year commitment, no early withdrawal possible
    3. execute letter of agreement to seek out additional funds per Hammerhead guidelines
  2. Compensation – Founders’ Points.
    1. Inflow – paid to Founder that brings additional funds into the pool
      1. Founder to receive 1.5 “Inflow Points” on any monies brought to the pool.
      2. Inflow Points to be paid bi-annually for the preceding period.
      3. Inflow Points apply to all funds raised within the preceding 6-month period.
      4. Inflow Points will be paid on a residual basis.
    2. Outflow – paid to Founder that sources borrowers/loans from the pool
      1. Founder to receive 1.0 “Outflow Points” on all deals that s/he finds that are funded by the pool.
      2. Outflow Points to be paid bi-annually for the preceding period.
      3. Outflow Points apply to all deals funded during the preceding 6-month period.
      4. Outflow Founders’ Points will NOT be paid on a residual basis.
  3. Limited Participation
    1. Founders may only be added during a specific window each year.
